Copy original layer --> desaturate, erase the top layer to color in the areas that you want colored. |

Don't desaturate. You get a horrible result that way.
If you have photoshop CS3, you can just do image > adjustments > black and white.
Or better yet, make a gradient map and use a black - white gradient.
